BUILDING COMPLETION
Building completion reports should be carried out after all work is complete to a building and preferably before the building is occupied to ensure the builder cannot blame cosmetic defects on the owner or other people.

We have a thorough knowledge of building styles as well as the building regulations that apply to all homes in NSW in accordance with Appendix C AS4349.1-2007.

Warranty Inspections
We understand that the thrill of moving into your newly built home can come crashing down if you discover defects later. Your warranty inspection should be scheduled for 11 months after your handover, and focusses on anything which has changed or happened since your first handover inspection.

This could include cracking in wall sheets and cornices due to frame shrinkage or loose and drummy tiles.  It’s very important to schedule this inspection before your building warranty runs out, as you only get one opportunity to get your builder to fix all those annoying non-structural defects at his expense and not yours.

Asbestos Identification
A standard Building Inspection will not comment on Asbestos material, however an asbestos audit will outline all the Asbestos Containing Material (ACM).

This is very important if you are going to carry out any renovations to a home built prior to 1991, or purchasing a home built prior to this period.

Mould Identification
Mould can be very hazardous for health, and can often go undetected but cause families to become quite unwell if left untreated.

We perform detailed mould inspection and investigation which involves all or some of the following:
greenbulletpoint4 Thorough visual inspection of building and fittings suspected of  mould contamination, moisture testing and thermal imaging (if required).
greenbulletpoint4 Surface mould sampled using biotape or surface swab and airborne mould sampled using Air-O-Cell, Via-Cell or Agar  plates. The samples are analysed by a mycology laboratory for total spores count or total colony forming units with basic mould identification to genera.
greenbulletpoint4 Measurements of volatile organic compounds (VOCs) in air, relative humidity, and temperature at the test locations.
